Prince William and Kate Middleton’s rent for their “forever home,” Forest Lodge, has reportedly been revealed
The Prince and Princess of Wales signed a 20-year lease for the Georgian mansion in July 2025
Their rent is over $120,000 more than the previous tenant, who helped plan their 2011 royal wedding
Kate Middleton and Prince William’s royal rent has been revealed.
The Prince and Princess of Wales moved to Forest Lodge in Windsor in fall 2025 and a new report in The Times claims that William is paying $411,435 in rent annually.
According to the outlet, documents filed on May 14 list both Prince William, 43, and Princess Kate, 44, as the proprietors of the lease on Forest Lodge in Windsor Great Park.
The Grade II-listed mansion is said to be their family’s forever home and where they plan to stay even after William becomes king one day.

William and Kate live at Forest Lodge with their children Prince George, 12, Princess Charlotte, 11, and Prince Louis, 8. The Times outlined that their rental agreement covers the main house plus two cottages on the grounds, which are used by staff.
The royal couple is allegedly paying over $120,000 more than the previous tenant, who has a special connection to their 2011 wedding.
Alexander Fitzgibbons, chairman of event planning business Fait Accompli — the planner behind both William and Kate’s 2011 nuptials and Prince Harry and Meghan Markle’s 2018 wedding — had previously rented Forest Lodge for about $289,316 annually.

Fitzgibbons and Swedish business executive Cristina Stenbeck signed a tenancy agreement for the home in 2019. Due to shifts in the housing market, the rent got a major price hike for the new royal residents.
The Prince and Princess of Wales’ rent at Forest Lodge was unknown until now. They signed a 20-year lease for the property in July 2025.
The eight-bedroom Georgian mansion is located on the Windsor Estate, less than five miles from Windsor Castle. William and Kate privately paid for minor renovations prior to their move from Adelaide Cottage, their previous residence nearby.
A December briefing from the Crown Estate explained that the couple’s lease for Forest Lodge was established at “open market rent,” with two independent valuers appointed to assess the property. The update came after reports that William’s uncle, the former Prince Andrew, had not paid rent in more than two decades at Royal Lodge, the Windsor home he was evicted from when King Charles stripped his royal titles in October 2024.

PEOPLE understands that Forest Lodge is the Wales family’s forever home and their move created a fresh start following a difficult few years including Princess Kate and King Charles’ cancer diagnoses in 2024. The Princess of Wales announced in January 2025 that she is in remission, while the King’s treatment for cancer continues.
“Adelaide Cottage was a place of pain, suffering and sadness. After such rough times it’s perfectly understandable they would want a new place,” royal biographer Sally Bedell Smith previously told PEOPLE in an exclusive cover story.
